Bailiff – Ensure the renewal of Pribyslavitz. (Just construct everything)
Trial-and-error – Renew the whole of Pribyslavitz without being able to read.
Friends without benefits – Invite Fritz and Matthew to Pribyslavitz. (I couldn’t do it, maybe all their quests have to be done)
Perfectionist – Make 2,000 Groschen a day from Pribyslavitz.
1. Convince Marius to stay with current payment (70 gold if I remember correctly)
2. Don’t upgrade Rathaus and Church!
3. Build Woodcutter’s Camp, Road and Trader’s
4. Do quest to all resources
5. Build Tavern (+ all improvements)
6. Build Stable (+ improvement)
7. Build Bakery (+ improvement)
8. Build Forge (+ improvement, it’s your decision which one)
9. Build Beehives

I didn’t settle any disputes because some of them can cause additional costs!
At the end, your income will be 2050 gold. You can build all the buildings in any order.
